Coming from Indiana, I was immediately drawn to the sunshine, warm weather, water, nearby beaches and the idea that everyday life could feel a little more like being on vacation. Back then, Cape Coral had a much smaller hometown vibe, but it was still way more interesting to me than living in the middle of cornfields. More than three decades later, Cape Coral still feels like home.

I love the waterfront lifestyle & warm weather, but I also love the little things that make Southwest Florida different. The palm trees, tropical birds, turtles, burrowing owls, otters, and other wildlife that seem to appear when you least expect them. The occasional bear or coyote. Yes, we occasionally see an alligator too – I knew you’d ask. It is Florida, after all.

Cape Coral has grown and changed considerably since I arrived, but the lifestyle is still what draws so many people here.

Cape Coral Is Not One Real Estate Market

People often hear a median Cape Coral home price and assume it describes the entire city. It doesn’t.

Cape Coral covers more than 120 square miles and includes everything from affordable off-water homes to freshwater canal properties, newer construction, established neighborhoods, and exceptional Gulf-access estate homes.

Two homes with similar square footage may have dramatically different values depending upon:

  • Location and surrounding neighborhood
  • Gulf access and boating time
  • Bridge or other restrictions
  • Canal width and water views
  • Flood zone and elevation
  • Age and construction quality
  • Assessments and utility availability
  • Condition, upgrades and overall presentation

This becomes especially important when buying or selling luxury and waterfront real estate. A citywide statistic may be interesting, but it rarely tells you what a particular property is truly worth.

What Luxury Means to Me

Luxury isn’t simply a price point.

It may mean walking outside to your boat, enjoying a wide canal view, living near Cape Harbour or Tarpon Point, owning a beautifully constructed newer home, or finding a property that gives you more privacy and space.

To me, luxury is about having choices and making the right ones.

My role is to help buyers understand what they are purchasing beyond the listing photographs. For sellers, it is to recognize what makes the property valuable, position it correctly and make sure potential buyers understand what makes it special.

I have lived in Cape Coral since 1994 and worked in real estate since 2004. That experience gives me perspective that cannot be gathered from an online estimate or a quick review of recent sales. One of my first jobs as an adult was working with a real estate investing educational company, and one of my jobs was picking our students up from the nearby hotel. I’d spend time in the van with them explaining how Cape Coral came to be. I find it very interesting & fun.

The Cape Coral market is always changing. Inventory, pricing, buyer demand and the amount of negotiating room can vary significantly between off-water homes, new construction, freshwater properties and Gulf-access homes.
