<p>Cape Coral residential property update</p>
<p>Cape Coral is a city located in SW Florida. You may already be familiar with the city, even live here but if you are not from the area you may have heard of the city but were not quite for sure what is actually going on there an what it is like.</p>
<p>Cape Coral is often times called a ‘waterfront wonderland’ due to the miles and miles of navigable canals. The city of Cape Coral contains nearly as many canals as it has roadways! Many homeowners keep their boats at their own private docks right in their own backyard!</p>

<p>In the early 2000s property values really started to increase in Cape Coral. There was great growth and new development in the area. Values were literally increasing 20-40% year over year in 2003-2005.</p>
<p>Today the values are back down considerably. There are areas that are distressed. We have quite a few short sales and foreclosures here in Cape Coral. This makes for a great opportunity for home buyers and investors alike.</p>
<p><strong>Are properties selling? YES! </strong> Most of the houses listed below $100,000 that are priced right are going under contract (pending sale) within 30 days. If it is a bank owned or regular sale it usually closes within 30-45 days. If it is a short sale it could be anywhere from 60-180 days &#8211; sometimes even longer! Some houses are listed at market value, some are listed too high and some are even listed too low. When houses here are listed too low they end up selling for more than the list price with a multiple offer / bidding situation. The ones that are listed too high can sit on the market unnoticed for many months.</p>
<p>Buyers are looking for great deals right now and don’t usually look much higher than their budgets. At times a great home can be purchased for lower than market value if you can find something that others aren’t seeing. Maybe it has high days on market, maybe it was over priced, maybe it needs work, etc.  Having an experienced real estate agent to help you through this process is critical. In most cases it does not cost the buyer anything to have a real estate working with them.</p>

<p><strong>What will a second home in SW Florida cost?</strong></p>
<p>As the prices of homes in SW Florida are, can we say, more than affordable, many people across the U.S. and abroad (especially Europe and Canada) are entertaining the possibility of a second home. The biggest question on everyone’s mind is “What will it cost me?” Obviously it is pretty easy to find the listing prices of Cape Coral homes online but to truly understand what the ‘cost’ will be can take doing some research. In this article I will go over the basic costs you can expect to pay when investing in a second home here in beautiful Cape Coral or Ft. Myers, Florida.</p>
<p>First to consider: <strong>Cost of Money</strong></p>
<p>Are you planning to pay cash or do you plan to get a <strong>mortgage</strong> for some of the purchase price? If you plan to pay cash make sure that you are comfortable with the rate of return on your investment. You may wish to consider getting a loan for some of the purchase to keep more capital for other investments (more houses, or?).</p>
<p>If you are going to obtain financing make sure you determine which loan is best for you and your needs. Most <strong>investment properties</strong> will require <strong>20-25% down</strong>. If you are <strong>Foreign National</strong> you must be prepared to put down at least <strong>30%</strong> in most cases. You can also attempt to receive a <strong>loan from your country</strong> as well. The rates will be lower but you may have to put up your current home as collateral (borrow against your equity). Some second homes may be purchased with less money down. But your payments will be much lower with the more money you put down on your purchase.</p>
<p>For comparison purposes here let’s look at a sample waterfront listing.  The current asking price is <strong>$375,000</strong>. Let’s assume that you plan to put down 25%. This means that you will be putting a down payment of $93,750. Here is an estimate of closing costs:</p>
<p><strong>Taxes: $ 6,422.24*</strong></p>
<p><strong>Loan fees: $3,846<br />
Prepaid taxes &amp; insurance: $5,778</strong></p>
<p><strong>Total costs to close: $103,374.<br />
</strong></p>

<li>from current 2009 tax bill – properties are reassessed every year here so this could change. Currently this home is assessed at $374,230. Please also note that taxes are NOT higher for non-residents. But full time residents are eligible for exemptions.</li>
</ul>

<p>Next we need to figure maintenance. You will have an electric charge and probably a water bill as well. Let’s assume that you are not here full time and so we’ll estimate these charges on the ‘low’ side.</p>
<p><strong><span style="text-decoration: underline;">Monthly Bills</span></strong><br />
Electricity         $200-400<br />
Water            $  50-150<br />
Lawn            $  75-100<br />
Pool            $  75-100<br />
Alarm            $    20-50</p>
<p>You may also wish to hire a maintenance company to handle all of this. They will have their own crews to handle lawn, pool, cleaning, repairs, etc. They charge anywhere from $50-500 per month above the charges listed above.</p>
<p>You can also have the <strong>property rented</strong> out during the months you will not be visiting if you’d like to offset the costs. Rental rates very depending upon location and whether we are talking about in or out of ‘season’. You can pay anywhere from <strong>5-15% for property management</strong> assistance. This fee is generally deducted directly from your monthly rental income.</p>
<p>Keep in mind that these are estimates and that the real charges could be higher or lower.</p>

		<description><![CDATA[Cape Coral tax rate]]></description>
			<content:encoded><![CDATA[<p>Cape Coral residents could possibly get another property tax<br />
decrease this year, if the proposed budget is adopted.  The city<br />
council has promised along with the decrease in taxes no services will<br />
be eliminated, or no layoffs expected.  Cape Coral experienced a<br />
15% decrease last year because of falling home prices.  The home<br />
values have continued to drop this year so we are expecting once again,<br />
another decrease in taxes. The millage rate could be changed accordingly<br />
though.</p>
<p>The Cape Coral city council will set a maximum tax rate on July 26<sup>th</sup><br />
2010 further tax cuts may be adopted before the final budget decision<br />
in September 2010, and become effective October 1, 2010.  We are<br />
hopeful that this new budget will help our Cape Coral residents in an<br />
unstable economy.</p>
<p>This new budget comes as relief to home owners who can not afford<br />
higher monthly payouts, or prospective home buyers needing to stay<br />
within a specific budget.</p>
<p>Cape Coral is a wonderful and affordable place to live and work, we<br />
hope that the low taxes and beautiful surroundings will continue to<br />
attract people to our area.</p>

			<content:encoded><![CDATA[<p>Here in Cape Coral FL, we have many homes for sale, whether it is a<br />
traditional sale due to relocation, upgrading, or downsizing, or the<br />
many being sold due to foreclosure, or short sale.   Has the<br />
economy influenced the rate at which homes are selling, as portrayed by<br />
the media? Or, are more people buying because home prices continue to be<br />
discounted, and offered much more economically than in past<br />
years?  Here are the statistics below:</p>
<p><strong><span style="text-decoration: underline;">Homes priced from<br />
$0 to $150,000 </span></strong></p>
<p>1<sup>st</sup> and 2<sup>nd</sup> quarter of 09&#8242; combined, the number<br />
of sold properties were 3,159.</p>
<p>1<sup>st</sup> and 2<sup>nd</sup> quarter of 10&#8242; combined, the number<br />
of sold properties were 2,778.</p>
<p><strong><span style="text-decoration: underline;">Homes priced from<br />
$150,000 and above</span></strong></p>
<p>1<sup>st</sup> and 2<sup>nd</sup> quarter of 09&#8242; combined, the number<br />
of sold properties were 868.</p>
<p>1<sup>st</sup> and 2<sup>nd</sup> quarter of 10&#8242; combined, the number<br />
of sold properties were 806.</p>
<p>What we can gather from this information, is that home sales have<br />
remained virtually unchanged from this year to last.  The media<br />
likes to negatively portray our areas real estate market as being on a<br />
downward cycle, but the reality is that we are selling homes.  The<br />
very slight decrease from last year&#8217;s is most likely due to the slightly<br />
longer than normal negotiation times associated with bank owned<br />
properties and short sales.</p>
<p>It is certainly a great time to buy, homes are offered at huge<br />
discounts from the preceding years, interest rates continue to be at<br />
some of the lowest levels ever offered, and financial institutions are<br />
loaning money more freely again.</p>

			<content:encoded><![CDATA[<p>Congress just passed yet again another extension to the first time<br />
and repeat home buyer tax credits.  The tax credits allow up to<br />
8,000 to new home buyers and up to 6,500 to repeat home buyers.<br />
The former bill stated that a valid contract must be entered into by<br />
April 30, 2010 and closed on or before June 30, 2010.</p>
<p>The new bill allows for a little breathing room to buyers who are<br />
involved with the arduous process of short sales and banked owned<br />
foreclosures, there are many of these properties available in today&#8217;s<br />
market and are offered at a discounted rates which makes them a<br />
desirable.  These types of transactions are known to take quite a<br />
bit longer than traditional real estate sales transactions to<br />
complete.</p>
<p>This new bill allows for all contracts entered into by April 30, 2010<br />
can now be closed on or before September 30, 2010 and still be eligible<br />
for the tax credits.  The new bill <strong><span><br />
doesn&#8217;t grant any new tax credits </span></strong>it<br />
only extends the deadline in which the transaction can be closed.</p>
<p>Home buyers and investors that have been involved in long<br />
bank negotiations can still reap the benefits of these generous tax<br />
incentives.  This extension will allow buyers the opportunity to<br />
purchase a home or investment property they may have not been able to<br />
otherwise.</p>

			<content:encoded><![CDATA[<p>Cape Coral&#8217;s real estate market has been less than predictable in<br />
recent years; we have had our share of ups and downs.  As real<br />
estate professionals there are ways to track the markets progress and<br />
predict the changes to come.  This prediction comes in the form of<br />
absorption rate.   The absorption rate is the rate in which<br />
the market absorbs and eliminates inventory. We have broken down Cape<br />
Coral price brackets and what it means to buyers and sellers.</p>
<p>Homes in Cape Coral with a price ranging from $0 to $150,000 have<br />
turned over 4.5 times in the past 12 months and currently, we have 2.6<br />
months of inventory available in that specific price range.</p>
<p>Homes in the price range of $150,000 to $200,000 have turned over 2.3<br />
times in the last year and the current inventory is 8.5 months.</p>
<p>Gulf access homes in Cape Coral at no specific price point, in the<br />
last year have turned over 1.4 times with an inventory of 8.5 months.</p>
<p>What do months of inventory indicate? Typically 1-4 months of<br />
inventory indicate a seller&#8217;s market, 5-6 months is generally a balanced<br />
market and 7 months or more points toward a buyer&#8217;s market.</p>
<p>How does this information specifically relate to buyers and sellers<br />
of Cape Coral real estate?</p>
<p><strong>Sellers</strong></p>
<p>The absorption rate is very important to know. Since it tells<br />
something about how long it might take to sell the home.  A higher<br />
number of inventory typically means more competition from other<br />
sellers.  A lower number may indicate that we are in a seller&#8217;s<br />
market, so the need to make sure your marketing strategies are &#8220;spot on&#8221;<br />
is detrimental to a quick sale.  Good marketing will insure your<br />
home will be displaying a sold sign before you neighbors.</p>
<p><strong>Buyers</strong></p>
<p>Buyers also need to be aware of the absorption rate.  If the<br />
market is shifting into a time of low inventory, it isn&#8217;t the time to be<br />
throwing out &#8220;low ball&#8221; offers hoping to get a good deal.</p>
<p>When inventory is low and buyers have increased, chances are<br />
the buyers will be introduced to a situation where the home has<br />
multiple offers.  When inventory is high your chances of getting a<br />
&#8220;steal&#8221; have increased significantly.</p>
<p>Buyers and sellers who pay attention to the changes in the market<br />
will be more informed and can make decisions accordingly.  Most<br />
important whether buying or selling real estate in Cape Coral it is<br />
important to work with an experienced agent to help you calculate the<br />
absorption rates for the homes that you are interested in.</p>

			<content:encoded><![CDATA[<p>June 17, 2010</p>
<p><strong>Cape Coral</strong> is located near the SW Coast of Florida. We are a peninsula surrounded by water. There are over 400 miles of canals throughout the city. Many of these <strong>canals</strong> lead out to the <strong>Gulf of Mexico</strong> while others are freshwater and connect to other canals and/or lakes. To say that we are anything BUT a waterfront community would be misspeaking. <strong>Cape Coral</strong> IS a <strong>waterfront community</strong>. Most homes on the water have a car in the driveway or garage and a boat sitting out back in the canal. Cape Coral residents love the water. They love to boat in Cape Coral. Cape Coral residents also enjoy fishing in and around Cape Coral. Many residents also enjoy the serene waterways and wildlife in Cape Coral’s waters even if they do not venture out often into the waters.</p>
<p>The BP Oil Spill has many people worried. Even though Cape Coral <em>has not been</em> directly affected by the oil spill all of us have been indirectly affected. Watching the sad photos of the wildlife covered in oil is enough to make anyone angry. Hearing about loss of income for fisherman is sad for all of us. And for sure knowing that lives were lost in this accident is horrible. </p>
<p>My family and I have been to the beaches several times since the spill began. The water is still beautiful. We are not smelling any of the oil around here either. At the present time experts are saying that we are safe from the oil spill in our area of Cape Coral, Florida.  Below is a photo taken this past weekend of Sanibel Causeway. There were many others out enjoying our <strong>beautiful weather</strong> &#038; <strong>beaches</strong>.</p>

			<content:encoded><![CDATA[<p>Government Guidelines For The Remediation Of Chinese Drywall</p>
<p>Many Cape Coral homes have been deemed &#8220;Chinese Drywall homes&#8221; and<br />
unfortunately that comes with a stigma.  Most buyers are scared<br />
away from the thought of purchasing a home affected with this mainly<br />
because of the unknown.  We have learned a lot about them in recent<br />
months and there continues to be more information on how and what is<br />
necessary to correct the problems and make the home just like new.</p>
<p>Fortunately, the government has also stepped in and created a task<br />
force that studied the effects Chinese drywall has on each individual<br />
component of the home.  It is now mandated and guidelines were<br />
created for removal and remediation.  This allows home owner the<br />
security of knowing the job was done correctly.</p>
<p>The Interim Remediation Guidelines for Homes with Corrosion form<br />
Problem Drywall are as follows</p>
<p>They state that you must replace:</p>
<ul>
<li>All possible problem drywall</li>
<li>All fire safety alarm devices(including smoke alarms and carbon<br />
monoxide alarms)</li>
<li>All electrical component and wiring (including outlets, switches,<br />
and circuit breakers);and</li>
<li>All gas service piping and fire suppression sprinkler systems</li>
</ul>
<p>According to the guidelines, once these repairs have been made your<br />
home or potential home is ready and safe to occupy.  People have<br />
once thought that it could spread to surfaces such as wood, tile,<br />
carpet, and furniture.  The task force stated that they do not have<br />
any scientific basis to believe that to be true.</p>
<p>The material in the effected drywall is high levels of sulfur, which<br />
emits a corrosive gas that attaches itself to anything metal (copper<br />
pipes, electrical wiring, HVAC, systems, appliances and so on) we know<br />
that the removal process can be time consuming and added expense is<br />
involved, but people should not steer clear of these properties<br />
anymore.  There are many of these homes in inventory that are<br />
priced well below market value giving the consumer the potential of<br />
instant equity once the repairs have been made.</p>
<p>We have been in contact with a local contractor that states they are<br />
able to repair these homes for approximately $21.00 a square foot (just<br />
to give you an estimate of the repair costs). This contractor will<br />
guarantee the complete removal of the drywall and all directly affected<br />
components.</p>
<p>We also have been made aware of a lender that has allocated funds for<br />
rehabs, including Chinese Drywall.</p>
<p>We hope this information help open doors for buyers that just haven&#8217;t<br />
found the &#8220;right&#8221; place.</p>

<p><strong>Cape Coral, Florida</strong></p>
<p>June 1 is the first day of Hurricane Season.</p>
<p>This year is predicted to be a busy hurricane season. The official NOAA predictions are as follows:</p>
<blockquote><p>“We estimate a 70% probability for each of the following ranges of activity this season:<br />
14-23 Named Storms,<br />
8-14 Hurricanes<br />
3-7 Major Hurricanes<br />
An ACE range of 155%-270% of the median.” (from <a href="http://www.cpc.noaa.gov/products/outlooks/hurricane.shtml" target="_blank">http://www.cpc.noaa.gov/products/outlooks/hurricane.shtml</a>)</p></blockquote>
<p>NOAA is clear to state that they <strong>DO NOT</strong> make landfall predictions. They are unable to predict landfall until a few days out.</p>
<p>It is always best to be prepared as you never know exactly what may happen in your neighborhood/area. The good news with Hurricanes is that they give us plenty of warning. We are notified of their formation SEVERAL days before they are even close to United States in most cases. This gives you plenty of time to prepare. Whether you plan to board up and stay at your house or board up and leave is up to you. Depending upon the strength of a Hurricane you can make the best choice for you and your family.</p>
<p>I remember when Hurricane Charley hit our area in 2004. Most people didn’t even make the necessary preparations because they had never experienced a storm this large. They were used to small storms that caused minimal damage. We knew it was headed our way as at least a category 2 storm well in advance. However, as it approached it reached a category 4 Hurricane status. Many older homes sustained minor to major damage and many other homes sustained minor roof, pool cage and tree damage. We lost power through most of the area for several days. Charley was definitely a wake up call for our area.</p>
<p>The following years were mild for us including last year which was also pretty mild in and around Cape Coral.</p>

<p>I wrote the article below in the past to remind people of other natural disasters around the US and World to put Hurricanes ‘in perspective’.</p>
<p>Being in SW Florida, I hear concerns from people about Hurricanes from time to time. We usually end up discussing historical data, newest hurricane codes &amp; then I typically go into &#8216;natural disasters elsewhere&#8217;.</p>
<p>Honestly, I cannot think of a single place to live that there won&#8217;t be something weatherwise to concern yourself with. Basically it comes down to picking the ones that least annoy you, or maybe are least likely to kill you.</p>
<p>Here are some I can think of:</p>
<ul>
<li> Hurricanes</li>
<li> Tornadoes</li>
<li> Mudslides</li>
<li> Blizzards</li>
<li> Avalanches</li>
<li> Fires</li>
<li> Floods</li>
<li> Draught</li>
<li> Extreme Heat</li>
<li> Wind</li>
<li> Earthquakes</li>
<li> Tsunamis</li>
<li> Sink Holes</li>
<li> Volcanic Eruptions</li>
<li> Solar flares, meteors, etc&#8230;</li>
</ul>
<p>So, what natural disasters do you have to explain in your area?<br />
Oh, I almost forget Florida is also the lightning Capital of the World <img src='http://susanmilner.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /><br />
But I can&#8217;t see myself living anywhere else!</p>
<p>In conclusion, I hope everyone makes the logical preparations for this Hurricane Season. Be prepared in advance &amp; hopefully you won’t need to execute your plan or even break out your Hurricane Kit. But as with anything, being safe is always better than being sorry. And when a Hurricane is coming &amp; quickly things get crazy and it is difficult to get the necessary items you need.</p>

by reviewing the materials we use to build or remodel our existing<br />
homes, or research the &#8216;green&#8217; practices already in place in a home we<br />
intend to purchase. &nbsp;When researching home builders and modelers in<br />
SW Florida, I came across many dedicated builders with the mission of<br />
transforming existing or building more &#8216;green &#8216;dwellings.&nbsp; Here are<br />
some useful tips to incorporate in your next project.</p>
<p><strong><span style="text-decoration: underline;">What are some<br />
things that make a home &#8216;green&#8217;?</span></strong></p>
<ul>
<li>Exterior paint with LRV (light reflective value) absorbs less heat<br />
in turn lowers your air conditioning costs. </li>
<li>ICF wall system a step up from the standard concrete wall systems<br />
includes two built-in layers of foam insulation. </li>
<li>2&#8243; overhangs help shed rain water away from walls and foundation<br />
reducing cooling costs</li>
<li>Solar or hybrid water heating system. Water heaters are the biggest<br />
energy waster of all your appliances.</li>
<li>Impact rated and tinted glass windows and doors.</li>
<li>Bamboo flooring vs. carpet; certain types of carpet can emit VOC<br />

<strong>Cape Coral lease options</strong> are a great idea again. Florida Future Realty, Inc. has been receiving a high number of requests for purchasing homes in Cape Coral via lease options. We are in need of more inventory to fulfill the needs of these buyers in Cape Coral. Many of these buyers have unfortunately lost a home in the past few years to a short sale, foreclosure or deed in lieu. They are good people who want to purchase a home they can afford but banks aren’t lending them money, yet. They want a place to call home and are sick of moving every 6-12 months from homes that are also going into default! We need your help. If you have property in Cape Coral that is paid for and you’d like to receive income on this property we have a great plan for all. Lease options were very big several years ago and they are big again.</p>
<p>There are 3 parts to a lease with option to buy. The first part is the lease. The <strong>lease agreement</strong> is set up for anywhere from 1 to 3 years. There is first &amp; last month’s rent included to get started. Rent rates on lease options are slightly higher than standard rental rates because the tenant/buyer will be receiving part of their monthly rent towards the purchase price.</p>
<p>There is also a <strong>contract for sale and purchase</strong>. This price will be based upon projected market value at the time the lease ends and the sale is to take place. The tenant/buyer will also put a non-refundable deposit down as well. This is generally 3-5% of the sales price but can always be negotiated to fit the needs of all parties involved. This amount will also be credited towards the buyer’s closing costs at the actual sale of the property. If the tenant/buyer fails to purchase the property then they deposit is completely forfeited to the owner of the property.</p>
<p>The third part is drafted by an attorney and is the actual <strong>option agreement</strong> between the parties.</p>
<p>Our lease option program guidelines:</p>
<p><strong>For Owners of property in and around Cape Coral, Florida:</strong></p>
<p>You must own the property free of any mortgages/liens or must owe less than 50% LTV</p>
<p>We will collect a non-refundable deposit for you. 50% of that deposit will go to you &amp; the other 50% will go towards the full commission to be paid at closing of said property.</p>
<p>Here is an example of how a lease option would work:</p>
<p>You lease the property to a buyer/tenant for $1,200/month with an end purchase price of $100,000. The buyer puts down a $5,000 non-refundable deposit that will be used towards the purchase at the end of the term (usually 1-3 years).</p>
<p>Paid up front: $5,000 non-refundable deposit<br />
First Month’s Rent: $1,200<br />
Last Month’s Rent: $1,200</p>
<p>Total to move in: $7,400<br />
Minus $2,500 to real estate brokerage</p>
<p>You will credit $100-200/month towards the end purchase price also. So say at the end of the 2 year term the buyer qualifies for a loan and purchases the house.</p>
<p>You will credit $200 per month for 24 months towards the purchase price ($4,800) and also credit the $5,000 deposit as well.</p>
<p>The house sells for the agreed upon $100,000 and the buyer has $9,800 to use for closing costs/prepaids/down payment.</p>
<p>You pay the real estate commission ($6,000-$2,500 already paid=$3,500) and sell the house for a net near $83,000 (after closing costs/other fees)</p>
<p><strong>More benefits for of a lease option compared to a straight rental:</strong></p>
<li>Large non-refundable down payment</li>
<li>Tenant who wants to buy &#8211; care more for property (less maintenance)</li>
<li>No monthly management fee</li>
<li>Monthly income for 1-3 years!</li>
<li>Larger monthly income vs. rental</li>
<li>Sales contract in writing</li>
<p><strong>More benefits of a lease option compared with a straight sale:</strong></p>
<li>Higher sales price compared to current market/buyer</li>
<li>Large buyer pool</li>
<li>Defer capital gains taxes while renting</li>
<p><strong>And finally benefits of a lease option compared with seller financing:</strong></p>
<li>Close in 1-3 years vs up to 30 years of holding a note</li>
<li>Evict a tenant who defaults vs foreclosing on them</li>
<li>Pay only part of the sales commission until property closes</li>
<p>We can also assist you in seller financing as well if you are interested.</p>

<p>Relay for Life Cape Coral </p>
<p>Florida Future Realty, Inc. was so excited to be a part this year&#8217;s<br />
Cape Coral Relay for Life.&nbsp; The event was held on the football<br />
field of Ida Baker high school and decorated to resemble Mardi<br />
Gra.&nbsp; More than 70 teams of local business participated for an<br />
amazing night.&nbsp; Teams sold anything from food to crafts; there was<br />
even a tarot card reader in the tent next to us. &nbsp;&nbsp;The Florida<br />
Future Realty, Inc. tent consisted of carnival like games for the kids<br />
and a raffle. </p>
<p>Many of the teams brought tents to camp in, as the event lasted<br />
through the night into Saturday morning.&nbsp;&nbsp; There was a<br />
comedian to provide comic relief, and a DJ that played through the night<br />
to keep the participants awake and walking the track all 18 hours of<br />
the event. </p>
<p>There were thousands of attendants there for a common goal, to help<br />
find a cure for cancer. This year $132,000 was raised, which exceeded<br />
last year&#8217;s totals by a few thousand.</p>
<p>Cape Coral&#8217;s Relay for Life was a huge success.&nbsp; We were so<br />
fortunate to be asked to participate in this event, and had a wonderful<br />
time supporting the cause.</p>

<p>Hybrid Water Heating System</p>

<p>Today is Earth Day; we all need to work together to save our planet<br />
Earth form further and irreversible destruction.&nbsp; If each person<br />
takes one step forward in the direction of living &#8220;green&#8221; we will make<br />
huge strides toward the big picture.&nbsp; As Cape Coral home owners we<br />
can take a close look at our appliances and the energy we are wasting<br />
because of our&nbsp;out dated&nbsp;and less efficient models. </p>
<p>One new product to recently hit stores in Cape Coral and across the<br />
country is a hybrid water heater.&nbsp; This is an appliance that we<br />
don&#8217;t think of to often, until we step into the shower one morning and<br />
find it to be frigid.&nbsp; Or worse come home from a long day of work,<br />
and are greeted with a steady stream of water escaping from the front<br />
door.&nbsp; </p>
<p>&nbsp;Water heaters use the most energy of any household appliance,<br />
and were not regulated by Energy Star until 2008&#8242;. About 17 percent of a<br />
home&#8217;s energy usage stems from its water heater.&nbsp; That equates to<br />
hundreds possibly thousands of wasted dollars each year.<br />
&nbsp;Unfortunately there are only a few hybrid water heaters on the<br />
market at this time and they do cost considerable more than their<br />
conventional counter parts- 2,000 to 3,000 for the few on the market<br />
now.</p>
<p>When you hear the word &#8220;hybrid&#8221; you automatically think of half gas<br />
half battery powered car. Though hybrid water technology is still<br />
evolving and can contain a combination of technologies, the term hybrid<br />
actually refers to a combination of tank and tank less water heating<br />
system.&nbsp; The new water heater models vary. One of the few available<br />
uses multiple passes of the heat and water to warm up more<br />
efficiently.&nbsp; The machine has 44 pipes that heat up, and the water<br />
flows around them for quick heating.&nbsp; Unlike a tank less system,<br />
the hybrid heater contains a reservoir to hold water at all times so you<br />
will never run out.&nbsp; </p>
<p>If it is time to replace your water heater in your Cape Coral home or<br />
if you just looking to reduce your carbon footprint, consider a hybrid<br />
water heating system.&nbsp; It is not only great for the environment it<br />
is also great for you pocket book.</p>

<p><span style="font-size: small;">We are hosting an event the end of<br />
March to raise money for the American Cancer Society&#8217;s, Relay for<br />
Life.&nbsp; The main objective of Relay is to raise money for cancer<br />
research and cancer patients, to spread cancer awareness, celebrate the<br />
lives of survivors, remember those who lost their lives to cancer, and<br />
unite a community in the fight against cancer.&nbsp; I am sure that we<br />
all know someone afflicted with this horrible disease or may have had to<br />
battle it themselves.&nbsp; We at Florida Future Realty are joining the<br />
fight against cancer, and are hosting a silent auction/skate party<br />
scheduled for March 26<sup>Th</sup> at Bamboozles skating and event<br />
center.&nbsp; This event will be from 8-11p.m. and cost $10.00.&nbsp;<br />
There will be games, door prizes, great auction items, and lots of<br />
fun!&nbsp; Bring your friends and family and help make this event a<br />

the Relay for Life &amp; The American Cancer Society.</p>

<p>Florida Future Realty is so excited to be a part of the second annual<br />
Pink in the Rink.&nbsp; Pink in the Rink is a charity hockey game that<br />
will help raise money and awareness for cancer research.&nbsp; This<br />
event will be held at Germain Arena on Saturday February 20<sup>th</sup>,<br />
2010 at 7:30 p.m.&nbsp; Tickets will be available the day of the event<br />
for $15.00.&nbsp; The Everblades will be wearing special jersey&#8217;s that<br />
will be auctioned off after this televised game.</p>
<p>Prior to the game will be a tailgate party to begin at 5:00p.m.&nbsp;<br />
Local business will be on site to sell merchandise to help raise money<br />
for the event.&nbsp; We are honored to be able to display the painting<br />
&#8220;Moody Faces.&#8221;&nbsp; This painting was done by a child with cancer and a<br />
few of his friends.&nbsp; This amazing work of art will be auctioned<br />
off the night of the event and can be viewed at the Florida Future<br />
Realty tent.</p>

<p><strong><span style="font-size: small;">Homestead Exemption Laws</span></strong></p>
<p>&nbsp;Over 1,000 people move to Florida every day according to<br />
dmv.org.&nbsp; &nbsp;Not only are families relocating from other states<br />
but they are also moving from other countries.&nbsp; Is this because of<br />
the beautiful sand beaches, warm sunny weather, or miles of green golf<br />
courses?&nbsp; It may just be because of the generous tax laws offered<br />
to Florida residents.</p>
<p>The law states that Florida residents are eligible for a 25,000<br />
exemption on the assessed value of their home.&nbsp; Those with an<br />
assessed value of more than 50,000 are eligible for an additional 25,000<br />
exemption, depending on the value of their property. The exemption can<br />
only be applied to non-school taxes, and the property must be worth at<br />
minimum 75,000 to be eligible for the entire exemption amount.</p>
<p>In addition to the homestead exemption we have the Save our homes<br />
amendment which protects homeowners by limiting the tax assessment to a<br />
maximum of 3% each year.</p>
<p>You may also qualify for one or all of these exemptions listed below.
</p>
<ul>
<li>Widow/Widower&#8217;s Exemption $500.00</li>
<li>Disability Exemption $500.00</li>
<li>Veterans Disability Exemption $5,000.00</li>
</ul>
<p>If you are a foreign buyer there is something to be aware of and that<br />
is the FIRPTA withholding Rule.&nbsp; This stands for investment in<br />
real property tax act of 1980. FIRPTA authorized the IRS to withhold<br />
income tax on nonresident aliens and foreign corporations with sales of<br />
US real property. When a person or corporation purchases a US real<br />
property from nonresident aliens or foreign corporations, they are<br />
required to withhold 10% of the amount. This tax is intended to ensure<br />
that the US is able to tax the gains from the sale of property</p>
<p><cite>Whether you are buying a new home or vacation home,&nbsp;moving<br />
from another state or another country&nbsp;or just planning<br />
to&nbsp;purchase&nbsp;an investment property,your taxes will always be<br />
based on the assessed market value of your property.&nbsp; You will<br />

<p>Are we still selling homes in Cape Coral? The answer is yes, and in<br />
record numbers.&nbsp; We have been getting so much negative national<br />
media attention, that our ideas are clouded with misinformation.</p>
<p>The National Association of Realtors published their polls and it<br />
shows that in 2009 with the assistance of realtors, 16,260 homes were<br />
sold.&nbsp; In 2005 when the housing boom began, the record was 12,123</p>
<p>However one significant change is the declining home prices. In 2005<br />
the median home price was 278,200, now in 2009 we were at 90,400. This<br />
decline is due to the record number of short sales and foreclosures now<br />
flooding the real estate listings.&nbsp; Sellers are now coming to their<br />
senses and listing their homes more realistically, their homes are<br />
worth significantly less from what they were selling for 5 years ago.<br />
&nbsp;The fact of the matter is that homes are<strong> STILL</strong><br />
selling.&nbsp; We may have to navigate through a few detours, from bank<br />
negotiations to new lending laws, but properties are moving.</p>
<p>Buyers also need to understand that there are great deals to be had,<br />
but when a property is under market value as many of them are, they may<br />
sell very quickly and most likely there will be multiple offers.</p>

<p><span style="font-size: small;">Buying a new home in Cape Coral is<br />
both an exciting and stressful experience.&nbsp; The federal government<br />
has made an offer we just can&#8217;t refuse.&nbsp; Homes are now going to be<br />
much more affordable than ever, with a fantastic tax incentive for<br />
buyers. This is an amazing opportunity to finally own your own home or<br />
relocate to the digs of your dreams.&nbsp; Read below to see which<br />
program you qualify for.</span></p>
<h2>$8,000 First-time Home Buyer Tax Credit </h2>
<p>The $8,000 tax credit is for first-time home buyers only. For this<br />
tax credit program, the IRS defines a first-time home buyer as someone<br />
who has not owned a principal residence three-years prior to the<br />
purchase. </p>
<p>The tax credit does not have to be repaid unless the home is sold or<br />
is not used as the buyer&#8217;s principal residence within three years after<br />
the initial purchase. </p>
<p>The tax credit is equal to 10 percent of the home&#8217;s purchase price up<br />
to a maximum of $8,000. </p>
<p>&nbsp;The tax credit applies only to homes priced at $800,000 or<br />
less. </p>
<p>The tax credit now applies to sales occurring on or after January 1,<br />
2009 and on or beforeApril 30, 2010. However, in cases where a binding<br />
sales contract is signed by April 30, 2010, a home purchase completed by<br />
June 30, 2010 will qualify. </p>
<p>For homes purchased on or after January 1, 2009 and on or before<br />
November 6, 2009, the income limits are $75,000 for single taxpayers and<br />
$150,000 for married couples filing jointly. </p>
<p>For homes purchased after November 6, 2009 and on or before April 30,<br />
2010, single taxpayers with incomes up to $125,000 and married couples<br />
with incomes up to $225,000 qualify for the full tax credit. </p>
<p>The $6,500 Move-Up / Repeat Home Buyer </p>
<p>The tax credit does not have to be repaid unless the home is sold or<br />
ceases to be used as the buyer&#8217;s principal residence within three years<br />
after the initial purchase. </p>
<p>The tax credit is equal to 10 percent of the home&#8217;s purchase price up<br />
to a maximum of $6,500. </p>
<p>The tax credit applies only to homes priced at $800,000 or less. </p>
<p>The credit is available for homes purchased after November 6, 2009<br />
and on or before April 30, 2010. However, in cases where a binding sales<br />

<p>It seems that buyers and sellers are still nervous about the housing<br />
market in Cape Coral. We are getting calls every day from people anxious<br />

time?&#8221; &#8220;What are my options if it doesn&#8217;t sell?&#8221; They speculate on<br />
conditions improving with hopes they will get what they owe on their<br />
homes without having to put it on a short sale or worse, have it<br />
foreclosed.</p>
<p>The truth is, you, as a seller, will know when it is <strong>the<br />
right time</strong>. As real estate agents, we can assist you with your<br />
process, we can also answer your question, but we certainly don&#8217;t know<br />
when you are ready to let go of your house. Sometimes, taking a<br />
&#8220;holistic&#8221; approach to home selling may work wonders for you. For<br />
instance, if you look at the home selling process in the big picture or<br />
the grand scheme instead of how it may affect you right at that<br />
moment-it may&nbsp; ease some of your stress about letting go of the<br />

<p><strong>Big decisions like selling your home don&#8217;t come easy</strong>.<br />

has. Get references from past customers. Ask for testimonials from past<br />
clients. Check out Real Estate websites and Publications. Ask the<br />
listing agents to show you a marketing plan. A reputable agent will<br />
offer a CMA (comparable market analysis) on your home so you can make an<br />
informed decision about listing your home with them. You will know if<br />
you and the agent are a good match-after all, you have to work together.</p>
<p>2)&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Get Your Home Ready</p>
<p>Pack up personal items such as family pictures. You can even rent a<br />
storage unit for a few months where your packed boxes of family<br />
treasures can be out of the way from the new home owners. Stage your<br />
home as if it was a showroom for customers to browse. If you need<br />
assistance with staging your home, an experienced listing agent can<br />
offer advice on how to get started.</p>
<p>3)&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Get Rid of Clutter</p>
<p>Remove books from bookshelves. Clean and organize shelves and closets<br />
in kitchens, bathrooms and bedrooms. Put everyday items in a small bin<br />
in a kitchen or hallway closet for easy access. Put knick knacks away in<br />
a box and put in storage. Clean off kitchen counters. Think of your<br />
home as a model home.</p>
<p>4)&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Make Minor Repairs</p>
<p>It&#8217;s not necessary to start remodeling the outdated bathroom, but it<br />
is a good idea to fix leaking faucets and cracked or broken tiles. Minor<br />
repairs can also include, patching holes in walls, replacing burned out<br />
light bulbs and fixing broken windows, doors and door<br />
locks.&nbsp;&nbsp;&nbsp; </p>
<p>5)&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Clean, clean, clean</p>
<p>This is the time to make your house appear shiny and new! A thorough<br />
cleaning of windows inside and out will be a welcome sign for potential<br />
buyers. A few more things to consider when cleaning and organizing your<br />
home: polish faucets, re-grout tubs and showers, get rid of pet odors,<br />
vacuum carpets, mop floors and replace worn out rugs. It is also a good<br />
idea to make a clear pathway to your front door so that buyers feel like<br />
they want to enter your home. </p>
<p>6)&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Outside Area and Curb Appeal</p>
<p>It is best to look at your house from the outside in. Mow lawns and<br />
cut down bushes or hedges that may be in the way of a clear path to the<br />
front door. If there is a pool, keep it clean. Sometimes it is best to<br />
hire a regular lawn and pool service if you can&#8217;t keep up with it<br />
yourself. Other things to consider are to replace broken shutters, shine<br />
the door handles and pressure clean driveways. Scrutinize your home<br />
from a buyer&#8217;s point of view.</p>

<p>Over the past couple of years we’ve been hearing more and more about Chinese Drywall in SW Florida. Our office focuses mostly in Cape Coral &#038; Fort Myers real estate. There are many homes &#038; communities that have been affected by Chinese Drywall. Most of these homes were built between the years of 2003-2008 but there have been some instances found dating back as early as 1998. </p>
<p>During those periods, our housing/building boom, drywall was imported into the United States that was manufactured in China &#038; much of it contained potentially toxic materials.</p>
<p>If you are considering purchasing a home in our area that was built, or remodeled in those timeframes you will most definitely want to have a home inspection that includes a Chinese Drywall inspection.</p>
<p><strong>How does an inspector look for Chinese Drywall?</strong> At the present time, the only sure way to confirm that the house has Chinese Drywall is to send a portion of the drywall off to a lab to be tested. </p>
<p>An inspector can look for signs of Chinese Drywall though. <strong>Some signs</strong> are:</p>
<p><strong>Corroded Copper</strong><br />
	in electrical wiring<br />
	in air handler</p>
<p><strong>Silver</strong><br />
	in faucets and other fixtures<br />
	jewelry<br />
	mirrors</p>
<p><strong>Odor</strong><br />
	similar to bad well water / sulfur / rotten-egg</p>
<p><strong>What are some potential issues of Chinese Drywall?</strong></p>
<p><strong>Health</strong><br />
	I’m not for sure if these have been confirmed but people have complained of respiratory problems, allergy-like symptoms, headaches and nervous system issues.</p>
<p><strong>Electrical &#038; Structural</strong><br />
	again confirmation may, or may not, exist ~ I’ve heard of complete electrical panels being burnt out<br />
	the toxic fumes could penetrate into the concrete blocks or other components of the house ~ most typically into other wood items such as cabinets</p>
<p><strong>What is the remediation process for Chinese Drywall?</strong></p>
<p>Complete removal of all Chinese Drywall<br />
Depending upon the severity of the spread this could include the blocks, cabinets, wiring, pipes or more</p>

			<content:encoded><![CDATA[<p>Welcome to September. I can&#8217;t believe we&#8217;re 2/3 through 2008 already. This year seemed to FLY by. It has proved to be a very historical year so far for real estate here in SW Florida.</p>
<p>With unprecedented foreclosures and short sales in Lee County, the values definitely continued to decline. Sales went up over the year however.</p>
<p>I&#8217;d like to share with you statistics I pulled up today. From January &#8211; August residential sales (not including multi-family or land) in Lee County by the year.</p>
<p><strong>2009: 13,505 *</strong><br />
2008: 7,252<br />
2007: 5,414<br />
2006: 8,052<br />
2005: 10,896 *<br />
2004: 9,351</p>
<p>* 2005 was our peak year for values &#038; volumes prior to<strong> 2009</strong> which clearly shows nearly <strong>125% more sales</strong> than in 2005! I also calculated the median sales price to compare these 2 historical years. In 2005 the median sales price was $248,000. In 2009; just $85,000. While this fact is troublesome for some sellers it presents an amazing opportunity for buyers.</p>
<p>Is this a turning point for the SW Florida real estate market? It sure looks like it. The prices are lower than they&#8217;ve been in years creating a fantastic opportunity for buyers. There is also the $8,000 tax credit for first time home buyers through the end of November.</p>
<p>Sellers must be priced right and positioned well in the market. Properties priced well will move. Sellers who may be upside down in their mortgage have options as well. From loan modifications to short sales &#038; beyond. Our office successfully closes several short sales each month.</p>
<p>It is going to be some time before the prices begin to go back up but with the amount of sales taking place at least we can see the light again.</p>

<p align="center">Tax Credit for First Time Home Buyers</p>
<p>&nbsp;</p>
<p>Tax credit for first time home buyers is a great incentive to<br />
purchase a home in SW Florida. Last year, Congress passed a tax<br />
incentive for first time home buyers with the notion it would encourage<br />
and motivate potential buyers and stimulate the housing market. That tax<br />
credit however was a repayable interest-free loan that many first time<br />
home buyers had trouble with. This year, with the new president and a<br />
new economic outlook, the first time home buyer has much more to look<br />
forward to in the home buying avenue. The American Recovery and<br />
Reinvestment Act of 2009 is well underway and gives home buyers another<br />
opportunity to own a home. What is it?</p>
<p>The American Recovery and Reinvestment Act of 2009 authorizes a tax<br />
credit of up to $8,000 for qualified first-time home buyers purchasing a<br />
principal residence on or after January 1, 2009 and before December 1,<br />
2009. This tax incentive does not have to be repaid which makes it a<br />
true tax credit. This is great news if you have been thinking about<br />
purchasing a home in SW Florida! There a few eligibility requirements<br />
for the first time home buyer that have to be met in order to receive<br />
the credit.</p>
<p>For instance, the home you purchase must be used as your primary<br />
residence for a minimum of three years. Otherwise, you will have to<br />
repay the tax credit amount unless you meet certain criteria for<br />
exception. It is best to check with an accountant to get more detailed<br />
information on the allowable exceptions. Also, in order to receive the<br />
tax credit, a first time home buyer should not have owned a principal<br />
residence during the three-year period prior to the purchase. There are<br />
also income limits to receiving the tax credit. The income limit for<br />
single taxpayers is $75,000; the limit is $150,000 for married taxpayers<br />
filing a joint return. Again, this is an area of expertise for an<br />
accountant or tax professional.</p>
<p>The economic stimulus plan has made participating in the tax credit<br />
for first time home buyers fairly easy. You claim the tax credit on your<br />
income tax return. The IRS has Form 5405 which helps determine the home<br />
buyer&#8217;s tax credit amount. That&#8217;s it! No other forms are required. So<br />
now potential first time home buyers have more advantages in the real<br />
estate market. According to the Florida Housing Finance Corporation&#8217;s<br />
research, the tax credit will help more than 3,000 people into new<br />
homes.</p>
<p>Keep in mind that in SW Florida there are many homes with low asking<br />
prices, as well as short sales and foreclosures on the market ready and<br />
available for purchase. Also keep in mind that in order to qualify for<br />
the 2009 tax credit, a signed contract on a home must be completed by<br />
November 30, 2009. There is still time to take advantage of the first<br />
time home buyer tax credit as well as the low interest rates- this is<br />
the perfect combination to make your dream of owning a home possible.</p>

			<content:encoded><![CDATA[<p>The Lee County Florida housing market is on a positive trend. Whether<br />
you are a first time home buyer or you are looking to purchase a second<br />
home, the largest increase in sales is mainly from buyers taking<br />
advantage of the lower pricing and abundance of homes in Lee County to<br />
choose from.</p>
<p>With the average Lee County home sitting on the market for upwards of<br />
120 days, buyers have the upper hand in negotiating final pricing that<br />
is around 90% of the already low asking price. Lee County, with its<br />
world-class beaches, including Sanibel and Captiva Island, Bonita and<br />
Ft. Myers Beach, its international airport with direct flights to and<br />
from Europe, as well as its exceptional university located just south of<br />
Ft. Myers makes purchasing a home even more enticing. </p>
<p>We are getting a lot of potential home owners inquiring about the<br />
bank owned properties in our area. Accordingly, the bank-owned<br />
properties continue to impact our sales and closings.&nbsp; Since June<br />
of last year, 66% of all single family homes sold listed in the MLS were<br />
bank-owned; of these 64% were cash deals, according to the REALTOR®<br />
Association of Greater Fort Myers and the Beach, Inc. </p>
<p>Home sales continue to rise in our area and in June there were 1,586<br />
homes sold, which is a 121% increase from June 2008. Again, this is an<br />
indication that the Lee County housing market is on a positive trend and<br />
possibly on a more upward spiral. In addition to the always warm<br />
climate and pristine beaches, Lee County offers a relaxing lifestyle<br />
which has consistently attracted second homeowners and vacationers, a<br />
government which is business friendly, accessible beachfront or canal<br />
front properties and median home prices 50% below the national average.<br />
For example, the REALTOR® Association of Greater Fort Myers and the<br />
Beach, Inc. states that in June the median price for all homes was<br />
around $83,000. To date, the median price for &#8220;traditional&#8221; sales is<br />
$175,000. For the available bank-owned homes the median price is $69,000<br />
and $105,000 for short sales. </p>
<p>According to the Lee County Economic Development, Ft. Myers, Cape<br />
Coral and surrounding areas have acquired the reputation as being some<br />
of the best places to live, vacation or own a second home. With that in<br />
mind, the potential buyers we are seeing are &#8220;market watching&#8221; which<br />
means they are seeing the growth in our area and are getting more<br />
excited about purchasing a home at an affordable price in an area that<br />
is economically stabilizing at a steady pace. Additionally, our office<br />
is seeing more and more banks working closely with us to process short<br />
sales which coincide with the stabilizing market. </p>
<p>With the steady and consistent economic growth, the affordable and<br />
abundant homes available to buyers, the consideration of the banks and<br />
lenders; it is only likely that Lee County will stay on the positive<br />
trend, steady pace and rising swing we are experiencing now. For more<br />

<p>
As the prices of homes in SW Florida are, can we say, more than<br />
affordable,<br />
many people across the U.S. and abroad are entertaining the possibility<br />
of a<br />
second home. The biggest question on everyone&#8217;s mind is &#8220;What will it<br />
cost<br />
me?&#8221; Obviously it is pretty easy to find the listing prices of homes<br />
online<br />
but to truly understand what the &#8216;cost&#8217; will be can take doing some<br />
research. In this article I will go over the basic costs you can expect<br />
to<br />
pay when investing in a second home here in beautiful Cape Coral or Ft.<br />
Myers, Florida.
</p>
<p><strong><br />
First to consider: Cost of Money<br />
</strong></p>
<p>
Are you planning to pay cash or do you plan to get a mortgage for some<br />
of<br />
the purchase price? If you plan to pay cash make sure that you are<br />
comfortable with the rate of return on your investment. You may wish to<br />
consider getting a loan for some of the purchase to keep more capital<br />
for<br />
other investments (more houses, or?).<br />
If you are going to obtain financing make sure you determine which loan<br />
is<br />
best for you and your needs. Most investment properties will require<br />
20-25%<br />
down. If you are Foreign National you must be prepared to put down at<br />
least<br />
30% in most cases. You can also attempt to receive a loan from your<br />
country<br />
as well. The rates will be lower but you may have to put up your current<br />
home as collateral (borrow against your equity). Some second homes may<br />
be<br />
purchased with less money down. But your payments will be much lower<br />
with<br />
the more money you put down on your purchase.

<p>
For comparison purposes here let&#8217;s take one of current waterfront<br />
listings.
</p>
<p>It is located at 1429 Vendome Ct. Cape Coral, Florida 33904. It is a<br />
gulf<br />
access home, built in 2007. </p>
<p>The current asking price is $375,000. Let&#8217;s<br />
assume that you plan to put down 25%. This means that you will be<br />
putting a<br />
down payment of $93,750.</p>
<p> Here is an estimate of closing costs:</p>

Taxes: $ 6,422.24*</p>
<p>&nbsp;</p>

Myers property</strong> expire last week? Do you still need help to sell your property?</span></p>
<p class="MsoNormal" style="margin: 0in 0in 0pt;"><span style="font-size: small; font-family: Times New Roman;"> </span></p>
<p class="MsoNormal" style="margin: 0in 0in 0pt;"><span style="font-size: small; font-family: Times New Roman;">I ask because today I received several phone calls &amp; emails from <strong>Fort Myers &amp; Cape Coral homeowners</strong> asking for help. For whatever reasons their house, condo or investment property didn’t sell. I checked in our MLS and in the last week <strong>1,198 residential homes</strong> in our local MLS (multiple listing service) <strong>EXPIRED</strong>!</span></p>
<p class="MsoNormal" style="margin: 0in 0in 0pt;"><span style="font-size: small; font-family: Times New Roman;"> </span></p>
<p class="MsoNormal" style="margin: 0in 0in 0pt;"><span style="font-size: small; font-family: Times New Roman;">I spoke to one gentleman today who is going to need a short sale on his Ft. Myers house. After we ended our phone conversation I looked up his property. It just expired on Dec 31, 2008. It had been listed with another agent &amp; real estate brokerage office.</span></p>
<p class="MsoNormal" style="margin: 0in 0in 0pt;"><span style="font-size: small; font-family: Times New Roman;"> </span></p>
<p class="MsoNormal" style="margin: 0in 0in 0pt;"><span style="font-size: small; font-family: Times New Roman;">This is a lovely home in a gated community. The agent <strong>only </strong>had <strong>2 photos</strong> of the Ft. Myers property. They used the photos from our property appraiser’s website. This consists of one front photo (with a truck in the driveway &amp; garage door opened) and an aerial photo showing the roof. Are you kidding me? And the agent probably said they don’t know why it didn’t sell. Well I do! To top that off there were about 2 lines of description in the MLS. Basically, “<strong>Look, here is a Ft. Myers house for sale, you wanna buy it</strong>?”.<span style="mso-spacerun: yes;">  </span>I’m guessing that this property can NOT be found on any real estate search websites either. It is truly sad. The seller should have known about this. The listing agent should have known better. </span></p>
<p class="MsoNormal" style="margin: 0in 0in 0pt;"><span style="font-size: small; font-family: Times New Roman;"> </span></p>
<p class="MsoNormal" style="margin: 0in 0in 0pt;"><span style="font-size: small; font-family: Times New Roman;">Why didn’t they try everything to sell your property? Did they think they’d get the buyer themselves &amp; didn’t want to ‘share’ their commission? Did they just not know any better? OR Were they just lazy?</span></p>
<p class="MsoNormal" style="margin: 0in 0in 0pt;"><span style="font-size: small; font-family: Times New Roman;"> </span></p>
<p class="MsoNormal" style="margin: 0in 0in 0pt;"><span style="font-size: small; font-family: Times New Roman;">The good news for this seller is that he found us. We specialize in getting properties sold. I don’t take listings just to increase my inventory. <strong>I take listings to SELL them</strong>. <span style="mso-spacerun: yes;"> </span>We help traditional sellers compete with the bank owned and short sale listings. Your house must STAND OUT.</span></p>
<p class="MsoNormal" style="margin: 0in 0in 0pt;"><span style="font-size: small; font-family: Times New Roman;"> </span></p>
<p class="MsoNormal" style="margin: 0in 0in 0pt;"><span style="font-size: small; font-family: Times New Roman;">We also handle bank owned and short sale listings in Cape Coral and Ft. Myers. Sometimes short sales take a little longer to sell but we still market them just as well as any other listing! We use multiple photos, a great description, video, etc! How could you not? And how could you not expect your agent to at least take multiple photos? Some real estate websites even allow up to 20-30 photos per listing. Think of the possibilities. Most MLSs allow for at least 10 photos. We make use of those available spots.</span></p>
<p class="MsoNormal" style="margin: 0in 0in 0pt;"><span style="font-size: small; font-family: Times New Roman;"> </span></p>
<p class="MsoNormal" style="margin: 0in 0in 0pt;"><span style="font-size: small;"><span style="font-family: Times New Roman;"><strong>BUYERS WANT TO SEE PHOTOS – AND LOTS OF THEM.</strong> Buyers often even ask me to exclude any listings that do not have multiple photos. There are just too many ‘unknowns’ for them to deal with. Over 90% of buyers begin their search for a new home online. This means that YOUR LISTING must look appealing to them. The internet may not ‘sell’ your house but it will get it on their ‘list’ of prospective properties to view.<span style="mso-spacerun: yes;">  </span></span></span></p>
<p class="MsoNormal" style="margin: 0in 0in 0pt;"><span style="font-size: small; font-family: Times New Roman;"> </span></p>
<p class="MsoNormal" style="margin: 0in 0in 0pt;"><span style="font-size: small; font-family: Times New Roman;">Finally, if you have not checked to see how your listing appears in the local MLS or on national &amp; international websites PLEASE go check. If your agent is not doing their best to show your house in the best light then let them know. Give them the opportunity to FIX it or hire a new real estate agent.</span></p>
<p class="MsoNormal" style="margin: 0in 0in 0pt;"><span style="font-size: small; font-family: Times New Roman;"> </span></p>
<p class="MsoNormal" style="margin: 0in 0in 0pt;"><span style="font-size: small; font-family: Times New Roman;">And most importantly, if you have property that you <strong>need to sell</strong> in <strong>Cape Coral or Ft.
