One thing... Every MLS is different and agents have to be careful that they fully understand and abide by their local MLS&#039;s rules regarding what constitutes &quot;active&quot;, &quot;pending&quot; and/or &quot;under contract&quot;. 

If the local MLS rules state that the status should be listed as &quot;active&quot; and you change it to &quot;pending&quot; or &quot;under contract&quot;, your seller could later come back at you saying that you hurt their chance of other, higher offers. 

And if you should have, but didn&#039;t change the status to &quot;pending&quot; or &quot;under contract&quot;, you could be in trouble with the local MLS.

If an agent is unsure as to their local MLS&#039;s policy regarding short-sales and &quot;third-party approval&quot; listings status, they should check with their broker or contact their local MLS for guidance.</description>
